Don't Judge a Home by Its Asking Price
A listing price is a starting point, not the truth. Here's what to check before you fall in love with a number on a sign.
Looking past the sticker price is the first step to a smart offer.
One mistake many buyers make is assuming every listing price reflects market value.
Some sellers have priced their homes based on today's market, while others are still hoping to achieve last year's prices. A listing price is often a starting point for negotiation — a reflection of what the seller wants, not necessarily what the home is actually worth.
What to Review Before You Offer
Before making an offer, it's important to look past the number on the sign and dig into what's actually driving value in that specific home and street.
Do this before you offer
- Recent comparable sales — what similar homes in the area have actually sold for, not just what they were listed for
- Days on market — a home that's been sitting for months may be overpriced, or facing hidden issues
- Property condition — cosmetic staging can mask deferred maintenance or structural concerns
- Renovations and upgrades — verify what's actually been done, and whether it was done well and permitted
- Neighbourhood trends — is the area appreciating, stable, or cooling?
Looking beyond the list price helps ensure you're making a smart long-term investment.
The Bottom Line
A price tag tells you what someone is asking. It doesn't tell you what a home is worth to you, or what it will be worth down the road. Do the homework — comparables, condition, market context — and you'll negotiate from a position of knowledge instead of guesswork.
